📘 About the Step
A step-up plan increases your EMI every year — by a percentage (say 5%, roughly your salary increment) or by a fixed amount. Everything above the original EMI reduces principal, so the loan shrinks faster each year.
On a ₹30 lakh, 20-year loan at 8.5%, a 5% yearly step-up closes the loan in about 12 years and saves around ₹11.7 lakh of interest. You can arrange it with your bank or simply prepay the difference each month.

💡 Prepay or invest?
- Prepaying a loan gives a guaranteed, tax-free 'return' equal to its interest rate (8.5% here). An investment has to beat that after tax and risk.
- Keep an emergency fund of 3–6 months' expenses before prepaying.
- Old tax regime: home loan interest up to ₹2 lakh a year (Section 24(b)) and principal under Section 80C are deductible, which lowers the effective rate. The new regime gives no deduction for a self-occupied home.
- Floating-rate home loans to individuals carry no prepayment or foreclosure charge (RBI rules). Fixed-rate, personal and car loans often charge 2–5%.
❓ Frequently asked questions
What is a step-up EMI?
An EMI that increases every year by a set percentage or amount. Some banks offer it as a 'step-up' or 'flexi' loan; you can also do it yourself by prepaying the extra amount.
Is a 5% yearly increase realistic?
For most salaried borrowers yes — it is below the typical annual increment. Even 3% makes a big difference over 20 years.
Step-up EMI or one extra EMI a year — which saves more?
A 5% step-up usually saves more than one extra EMI a year, because the extra keeps growing. Try both here and in the One Extra EMI calculator.
