📘 About the Outstanding Loan Balance Calculator

Your outstanding balance is the principal you still owe. In the early years of a long loan it falls slowly, because most of each EMI goes to interest — this calculator shows exactly how much.

Use it before a prepayment, a balance transfer or selling a property, to know the amount needed to close the loan.

❓ Frequently asked questions

Why has my loan balance barely gone down?

In the first years most of each EMI is interest. On a 20-year loan at 8.5%, only about 12% of the principal is repaid in the first 5 years.

Is this the same as the foreclosure amount?

Close to it. Your bank's foreclosure statement adds interest for the days since the last EMI and any charges.

How do I reduce the balance faster?

Prepay: an extra EMI each year, a yearly EMI increase or a lump sum all cut the balance quickly.
